From start to finish the average time to completion is 4 to 6 weeks but this will of course depend upon the personal circumstances of those people involved in the chain. The use of high tech conveyancing procedures and instant access to the Land Registry via the Internet certainly helps to ease the burden.

The conveyancing process itself whilst appearing to be fairly straightforward does of course involve a high level of expertise. When purchasing a property it is the purchaser's responsibility to ensure that they have carried out all necessary investigations of the title together with all searches, as once contracts have been exchanged there is to all intents and purposes no going back. Your solicitor should provide you with a comprehensive written report in lay-mans terms as to the suitability of the title and the results of the searches together with your contracts to sign. Around this time you should also receive your mortgage offer from your chosen lender. Your solicitor will then request your deposit and proceed to Exchange of Contracts when a completion date is set. On the day of completion your solicitor deals with the transfer of monies to the seller's solicitors. All you have to do is pick up your keys from the Estate Agent and move into your new home!
