Our property lawyers, based in Cheshire, work with your developer’s sales office on your behalf, as well as your lender. We are often the designated property solicitor for the whole of a newly built housing estate. That means you benefit from time saved conducting local authority searches, because the whole site has already been checked by us.
It is a legal requirement for all properties to have an Energy Performance Certificate. Often, your Estate Agent can arrange this for you. Although it isn’t the end of the world if you don’t have the correct documents and certificates, it is important to pass any documentation that you do have to your solicitor. This may include any Title Deeds, Warranty’s and Certificates for any works that you have had done on the property. This can save valuable time and can also save you having to provide Indemnity Insurances to the buyers for the loss of such documents.
