Buying and selling a property is a very exciting time but can be quite stressful too especially if you pick the wrong conveyancer. Therefore you need to be able to have a Conveyancer who you can trust to guide you through the process. Here are Poole Alcock’s top tips to help you decide on who to instruct:
1 – Speak with your estate agent or financial advisor
Speak with your agent or financial advisor and ask for their opinions on which conveyancer they would recommend. Agents and financial advisors often work closely with conveyancers so they can usually give you a good idea of which firms to get in touch with.
2 – Online reviews
Google search the solicitors in the area and see what the reviews say. There are other review sites such as Trustpilot.com and reviewsolicitors.co.uk to name a few.
3 – Accolades
Does the solicitor have any independent indication of their service levels? Poole Alcock is the proud winner of five ‘ESTAS’ Awards. 4 – How clear are their fees?
Remember the cheapest quote is not always the best. Check whether they can provide an all-inclusive quote or are they likely to add on any additional charges during the course of your move? Poole Alcock offer a truly all-inclusive, capped fee. Our fee will never go up during the course of your transaction, regardless of what ‘extra’ work might be needed along the way.
5 – The Law Society/Conveyancing Quality Scheme/Lexcel
Is the Firm a member of The Law Society’s Conveyancing Quality Scheme? If they are, this is an indication that they have met the higher standards of technical expertise and have committed to provide a high level of client service and care.
6 – Family and Friends
Speak to family and friends who have recently moved to see which conveyancer they have used and how they found their experience. Would they recommend the conveyancer they used?
7 – Communication
Call a few firms to obtain a quote. See who comes back to you. Ask to speak to the conveyancer and have a general chat about the process of buying and selling – how do they make you feel?
8 – Location
If you are happy to deal with your conveyancer via the telephone, email or zoom then the location may not be an issue. Check that your chosen conveyancer is also willing to embrace technology to help make communication as easy as possible.
Most importantly employ the services of a conveyancer who fills you with confidence from the first call, to guide you through the exciting time of buying and selling your home.
