What is the HS2 Railway?

High Speed 2 (HS2) is the proposed high-speed railway between London and the Midlands, the North of England and potentially, at a later stage, the central belt of Scotland. The project is being developed by High-Speed Two (HS2) Limited, a company established by the British government. The railway is to be built in stages and will look like a ‘Y’ shape.  The London to Birmingham route has been confirmed and will be considered Phase 1.

Plans for Phases 2a and 2b aren’t confirmed yet but are unlikely to change significantly. Phase 2a is the extension to the Phase 1 route and will sit between the West Midlands and Crewe. Phase 2b is where the two legs of the ‘Y’ takes effect. The eastern leg is the proposed route between the West Midlands to Leeds and the western leg is the route between Crewe to Manchester. 

Will the HS2 affect the value of my property?

You may be able to sell your property to the government at its market (‘unblighted’) value or receive a lump-sum payment if it’s near the proposed High Speed Two (HS2) route. The property compensation scheme you’re eligible for depends on the location of your property and which phase of HS2 affects you.

What is the homeowner payment scheme?

The Homeowner Payment Scheme is for those property owners whose properties, or 25% of the total area of their properties fall within the homeowner payment zones. You should check the maps available at the Direct Gov website to check if you fall within these zones and for further criteria, you must satisfy to be eligible.

If you find that your residential, agricultural or commercial property does fall within the criteria, you could be eligible for up to £24,000 plus legal expenses. To access your HOP Payment, it has to be signed off by a solicitor. The Government covers the legal fees, so this service is completely free of charge to you.
