Selling A House Process - 5 Easy Steps

  • Receiving Your Instruction

    This will include your instruction forms, your proof of ownership and your ID Documents.

  • Issuing the Contract Pack

    This will contain all of the information that the buyers solicitor will need in order to submit their searches and report to your buyer. We will also reply to any questions that the buyer’s solicitor may raise.

  • Request a Redemption Figure

    We will obtain an up to date redemption figure showing how much is owed on any mortgage.

  • Exchange

    We will phone the buyer’s solicitors to legally bind the transaction through the exchange of contracts.

  • Completion

    Completion will take place on the date agreed in the contract. Once the sale proceeds have been received we will pay off any mortgages before sending the balance to you.

Things to Remember When Selling a Property

  • EPC – It is a legal requirement for all properties to have an Energy Performance Certificate. Often, your Estate Agent can arrange this for you.
  • Documents and Certificates – Although it isn’t the end of the world if you don’t have the correct documents and certificates, it is important to pass any documentation that you do have to your solicitor. This may include any Title Deeds, Warranty’s and Certificates for any works that you have had done on the property. This can save valuable time and can also save you having to provide Indemnity Insurances to the buyers for the loss of such documents.
